What 4 Tips Can Make or Break Your Listing?

Recently we got a call from a client whose listing failed to move off the market. They asked us, “Why do some homes sell, while others don’t?”

Failed listings happen, but preventing them is as simple as keeping a few key things in mind. If you’re thinking of selling, consider these four things.

    1. Is the Price Right?   If you don’t price a home right, it will sit longer than it needs to and net you less profit. Pricing correctly from the start is key. Many people falsely assume that because we’re in such a fierce seller’s market they can list their home at whatever price they want. This simply isn’t the case. Pricing is always important.

    2. Who took those pictures? Many of the expired listings we see on the market have online photos that appear to have been taken from an agent’s cell phone. Poor quality pictures spe ...

What Is the True Value of a Brokerage?

The other day while we were wrapping up on a listing presentation, the seller told us they were considering switching to another brokerage whose signs they often saw around the neighborhood.

Because I understand the true value of a brokerage, this made me laugh. A brokerage is not consumer-facing value.

A brokerage’s value comes from having a place to hang your license and somewhere to receive training. Its value also comes from having people you can ask questions of.

However, I’ve never had a buyer come to me and say that they aren’t going to buy an otherwise perfect house simply because of the brokerage it’s listed with.

When listing and selling your home, individual agents and teams are what will truly matter. The right agent or team will know that listing your home all starts with price. Pricing is an analytical decision which is determined by ma ...

As a homebuyer, it’s incredibly important to keep it real—and by that, we mean you need to be realistic about buying in today’s market.

First of all, everyone needs to be on the same page when it comes to the shopping process. You need to understand what your situation is from a financing and risk-aversion perspective so that you look at the right properties right from the start. You want to look in the right price point for the area that you’re shopping in. There’s nothing worse than looking at $500,000 homes and finding out you should have been looking at $400,000 or $420,000 homes.

You need to make sure that the home is priced accurately for the area. There are a lot of factors that go into home value, including how long the home has been on the market, and your agent can guide you to make sure that you're looking at the right homes.

    Secondly, it ...

If you choose to hire a friend or family member to assist you in a real estate transaction, you might be making a huge mistake.

Many of you out there have friends and family members with real estate licenses. However, just because someone is licensed doesn’t mean that they are the best person for you to work with. At the very least, you should interview several different agents and find out about their business. Buying a home, especially, is a huge decision and working with the right person could save you thousands. It could also get you thousands more on your home sale.

This doesn’t mean that everyone you know who is an agent is bad at their job. They may be the perfect fit. Either way, doing your research is important. As a buyer, you can make every mistake in the book—from overpaying to writing a bad offer. A good agent helps protect you from this. As a sell ...
